Soaring Prices in the Vacation Home Market
The quest for the perfect island retreat has become increasingly costly as the real estate market for vacation homes experiences a significant upswing. Following a tumultuous period marked by the pandemic, sale prices and rental rates have not only recovered but reached new heights.
Property aficionados might be taken aback by the sharp increase in costs, with some areas witnessing more than a hundred percent hike in rental rates since 2016. Limassol, in particular, has seen prices for vacation properties double, a trend echoed across Cyprus according to insights from Danos International Property Consultants and Valuers.
Rental rates for vacation apartments have surged by 80 percent, while homes have seen a 60 percent rise compared to six years ago. The purchase market is equally robust, with apartment prices climbing by 40 percent and homes by 20 percent.
After a dip in 2020, when the world grappled with lockdowns, the market began its upward trajectory in 2022, culminating in record-breaking figures this year. Larnaca leads in rental rate increases for holiday homes, followed closely by Paphos and Limassol, which remains the most expensive despite being third in rate increases.
These vacation homes are not just seasonal getaways but also serve as permanent residences for some, due to limited housing options. Current rental rates per square meter range from €25 to €30, a notable jump from €18 to €22 in 2019. Factors such as age, location, and view play a significant role in determining these rates.
Limassol continues to dominate the sale market with prices exceeding €4,000 per square meter, indicating a growing preference for ownership over renting. Famagusta and Larnaca also show notable increases in sale prices, offering potential investment opportunities.
Paphos presents an interesting case with a modest rise in sale prices, suggesting untapped potential for investors looking for lower rent increases and competitive buying options.
With rental rates and sale prices on an upward trend, the real estate market for vacation homes is robust, reflecting a full recovery from the pandemic’s impact and a renewed interest in island living.
